Godrej Properties has secured a 2.5-acre site in Marine Lines, South Mumbai, for a luxury housing project that is expected to generate around ₹6,000 crore in revenue. The acquisition adds another high-profile development to the company’s growing presence in the city’s premium residential market.
The Marine Lines location ranks among South Mumbai’s most coveted neighborhoods, bordered by busy business districts, historic landmarks, and sweeping coastal views. Its limited land supply has driven property prices upward, making the area a prime target for upscale developers. The firm’s decision to build here aligns with a citywide pattern in which new high-end projects increasingly rely on redevelopment of compact parcels.
Godrej’s existing portfolio in Mumbai includes Godrej Trilogy in Worli and Godrej Avenue Eleven in Mahalaxmi, both of which have attracted strong buyer interest and featured prominently in market analyses. It plans to add the Marine Lines project to this pipeline, although unit counts, sizes, and pricing details remain undisclosed. The earlier revenue estimate reflects projected sales rather than the capital outlay required for construction.

Mumbai’s luxury housing segment has shown resilience in 2026, with homes priced at ₹10 crore or more recording sales worth ₹18,512 crore in the first half—a 12% increase over the same period last year. This rise highlights sustained demand for high-value properties in select areas, where the new development will sit alongside other recent upscale projects.
Developers continue to target established Mumbai neighborhoods where land scarcity and affluent demand create opportunities. The Marine Lines site, adjacent to key commercial and lifestyle districts, reinforces the developer’s focus on premium segments. While the project’s specifics remain under wraps, its scale suggests a major addition to the city’s luxury housing supply.
