The site is strategically located near the Dwarka Expressway, with easy access to the Kundli-Manesar-Palwal (KMP) Expressway and the Farrukhnagar-Wazirpur Road.

Signature Global, a major Indian real estate developer, has announced plans for a 194.22-acre ultra-luxury farmhouse villa project in Farrukhnagar, a western suburb of Gurugram. The development, positioned as a low-density enclave for a select clientele, marks the company’s entry into a niche segment of privileged residential real estate, conceived as an invitation-only destination where exclusivity and space are vital.

The project combines 25 acres of land already owned by the developer with an additional 169.22 acres secured through a collaboration agreement. Designed for discerning buyers seeking privacy and exclusivity, the villas will be set amid expansive greenery and curated environments. Unlike conventional high-density housing, the development prioritizes space, privacy, and a refined lifestyle, integrating sport, hospitality, and leisure amenities into the community. Every aspect—from villa architecture to environment design—will be meticulously tailored to deliver an raised living experience, reinforcing its position as a differentiated luxury address.

The site is strategically located near the Dwarka Expressway, with easy access to the Kundli-Manesar-Palwal (KMP) Expressway and the Farrukhnagar-Wazirpur Road. This connectivity links residents to Gurugram’s commercial and residential hubs, as well as Delhi and the broader National Capital Region (NCR). The project’s 6.77 million square feet of developable area is estimated to generate a gross development value (GDV) of INR 5,500–6,000 crore, positioning it as a high-value addition to Signature Global’s portfolio. The location’s proximity to key expressways ensures seamless mobility while maintaining the enclave’s secluded charm.

Farrukhnagar is undergoing infrastructure upgrades, including a four-lane expansion of the Farrukhnagar-Gurugram road (costing INR 365 crore) and plans for a new Gurugram-Farrukhnagar-Jhajjar highway by the National Highways Authority of India (NHAI). These improvements align with the region’s master plan, which emphasizes better road connectivity, bypass routes, and civic amenities. The area is emerging as a growth corridor within the NCR, supported by its proximity to the KMP and Dwarka Expressways and the expanding Gurugram-Manesar belt, further enhancing its appeal for high-end residential projects.

Signature Global’s approach differs from traditional luxury developments. Instead of focusing solely on residential units, the project emphasizes the quality of the environment, community exclusivity, and curated experiences. Pradeep Aggarwal, founder and chairman of Signature Global, stated that Farrukhnagar’s infrastructure and available land create an opportunity to redefine luxury living. The development aims to deliver a private, low-density destination where architecture, nature, and amenities blend seamlessly, offering residents an unparalleled standard of living. The project’s success hinges on its ability to create a lifestyle-driven enclave rather than a conventional housing complex.

The project reflects a broader trend in India’s real estate market, where ultra-luxury segments are increasingly prioritizing lifestyle and exclusivity over sheer density. Signature Global’s entry into this space comes as the company scales its operations, having reported sales bookings of INR 8,250 crore in FY2025–26, ranking it among the top five listed real estate firms by sales volume. The Farrukhnagar project aligns with the company’s strategy of delivering high-end, differentiated properties in emerging markets, while also contributing to its delivery milestone of 19.2 million square feet of real estate completed to date.
