A 9.56ha industrial site in South-East Queensland has been placed on the market, delivering a net income of $2.36 million per year. The land parcel, identified at 24–54 Woolshed Road in Stapylton, is currently leased to the heavy-equipment hire firm Salmon Earthmoving. The listing indicates that the market rent is estimated to be nearly double the existing net income, reflecting strong demand for outdoor industrial storage space.
The asset consists of two freehold titles and includes roughly 7 152 sq m of heavy-duty workshops, corporate offices and warehousing areas. In addition, about 7.5ha of hardstand is available for operational use. Structures occupy only 8 percent of the total area, giving a prospective buyer considerable flexibility for ongoing operations as well as the possibility of future development.
Industrial Sector Spotlight
Nick Evans, national director of Colliers Industrial & Logistics, points out that the property provides a rare chance for investors to capture significant long-term value because of its considerable rental upside and the presence of an established global tenant. Its position between Brisbane and the Gold Coast is also highlighted as a strategic benefit, especially given its proximity to the proposed Coomera Connector motorway.
Gavin Bishop, managing director of Colliers’ Industrial & Logistics division, adds that the outdoor storage segment is moving away from a fragmented, privately held market toward a more institutional investment class. Investors are now creating dedicated strategies and platforms to achieve scale, driven by growing appetite for this type of industrial use among both domestic and overseas buyers.
Recent Sales Activity
A recent transaction in the same enterprise zone shows the appetite for industrial land. A 2.2ha development site at 51 Empire Drive in Luscombe was purchased by Carmdev for $21.25 million. The parcel, originally acquired for $6.17 million in August 2021, is slated for a 12 600 sq m industrial estate that is projected to reach a final value exceeding $60 million.
Gabriel Reggi, a director at Carmdev, explains that the company anticipates continued upward pressure on land values over the long term, citing strong growth trends in both Brisbane and the Gold Coast. The firm intends to keep a portion of the newly built warehouses within its investment portfolio, treating them as long-term assets.
Vincent Reggi, also a director at Carmdev, notes that the Yatala Enterprise area is regarded as a key industrial corridor for the Gold Coast and South-East Queensland. He says the company is following a deliberate strategy aimed at securing premium land and converting it into prominent industrial projects.
